Old Town Village at Fairfax

For a number of years, the City of Fairfax has looked for ways to repair the fragmented, disjointed Old Town District with a program that re-stitches the community fabric and satisfies modern real estate market needs. CMSS and a team of developers were selected to plan and redevelop five blocks of urban infill in a way that celebrates the city’s heritage.

CMSS recently completed design of the first block of infill—a central plaza surrounded by 144,000 SF of retail, dining, and office space with a 558-car parking structure. The design concept reflects the scale and historic vernacular of Old Town and incorporates many of the traditional materials and architectural elements of Fairfax including brick facades, fenestration, and pitched metal roofing. Upcoming projects include a hotel, residences, a library, shops, and a civic square.

With success looming, the city is evaluating other underutilized parcels and has amended zoning to simplify and spur development in the downtown district.
