Oyster Point Central Business District
The Oyster Point CBD Strategic Plan is an expansion of the original 52-acre City Center at Oyster Point in Newport News, Virginia. The 800-acre district is strategically located in the center of the Virginia Peninsula. For this project, CMSS was challenged to improve transportation routes and commercial property, establish re-zoning, and connect the architecture between City Center and the surrounding neighborhoods to provide a more aesthetic and lucrative economic market.
This project included extensive work with community workshops and visioning, and focus groups. The expansion plan connects the original City Center to the extended 92-acre site with a central access, demonstrating the overall blended context with an urban street grid. Using design guidelines, CMSS was able to merge the existing aesthetics with the Strategic Plan for the whole area.
Using Smart Growth principles, the firm demonstrated effective mixed-use design involving high density, compact development, a street grid, pedestrian-oriented design, and a variety of commercial and residential uses.
