North Retail Shell Building, The Town Center of Virginia Beach

Located in The Town Center of Virginia Beach, the 64,000 SF North Retail Shell follows the overall architectural theme of district, a “Main Street” aesthetic that facilitates identification of different commercial establishments within one block.

The two primary retail merchants are easily distinguishable. The Men’s Wearhouse features a dark gray precast concrete base with lighter precast above, and radial reveal patterns arched over windows. P.F. Chang’s China Bistro’s western stone façade and black awnings are interjected with medium red brick extending down from the second floor. A distinct component incorporated into the shell is the five-story, 45,000 SF Pender & Coward building, a light precast structure housing first-floor retail and office space on the subsequent levels.

This striking contrast between the structural elements clearly identifies the varied merchants to both pedestrians and moving vehicles.
