One City Center
With a growing demand for office space in the City Center, the development team designated an oddly-shaped lot flanked by a central fountain and an emerging retail street to incorporate a dominant office component into its mixed-use district.
CMSS designed a modern traditional brick pier and spandrel building with 70,000 SF of office space atop 25,000 SF of street-level retail. The building was created at a comfortable scale for both pedestrian traffic and visual impact. To integrate One City Center into the context of the lower retail buildings, separate building volumes were articulated as projections from the main 5-story mass.
Today, One City Center has filled its niche – corporate residents enjoy the commanding views of the fountain and street life, while patrons shop and socialize at the sidewalk cafés.
