State College Town Center
In a town where sports is king, CMSS is currently master planning a 62-acre, mixed-use project in the heart of the college town. The property consists primarily of tree-covered, hilly landscape—difficult topography for a master plan. The designers face the challenge of laying out the new town center with minimal site disturbance, preserved vegetation, and effective drainage.
When completed, the town center will include 500,000 SF of retail and restaurant space, 4,690 residential units including “game day” condos, three upscale hotels, and limited commercial offices. Phase I, which includes 200,000 SF of upscale, lifestyle retail and restaurants, is now underway.
The town center will soon allow residents to live, shop, eat, and play in one condensed, walkable community with elevated, hilltop views of a nearby golf course. For the thousands of avid sports fans, a centralized “Walk of Fame” will honor athletes on plaques along the main pedestrian thoroughfare.
